A guarantor may be accepted in cases where an applicant has limited or no rental history, limited or no credit history, or does not meet the income requirements. Guarantors will not be accepted for applicants with negative rental history.
If a guarantor is required, he or she must also meet all applicable rental criteria. In addition, all guarantors must have verifiable income of at least five (5) times the monthly rental rate.
Collectively, all applicants must have a combined monthly income of at least three (3) times the monthly rental rate. Applicants are required to provide proof of income as part of the application process.
Acceptable proof of income may include, but is not limited to, the following:
For W-2 employees, applicants must provide two of the following documents:
- The three most recent consecutive pay stubs.
- The three most recent consecutive bank statements showing deposits that correspond with the pay stubs provided.
As part of the application process, a credit report will be obtained for each applicant as a means of assessing the ability to meet future and ongoing rent payment obligations. This screening may also include a review of the applicant’s rental payment history.
If the results of the screening are insufficient or unsatisfactory, the application may be denied or the applicant may be required to meet additional conditions prior to approval, such as providing a qualified guarantor or paying an additional deposit.
Applicants are responsible for ensuring the accuracy of the information contained in their credit history.

Several of Houston’s top entertainment and cultural venues are located nearby, including Hobby Center for the Performing Arts, Wortham Theater Center, home to the Houston Grand Opera and Houston Ballet, Jones Hall for the Performing Arts, Alley Theatre, and Revention Music Center.
