You can schedule a tour through our website by selecting the “Schedule a Tour” option and choosing a date and time that best fits your schedule. If you prefer, you may also contact us directly by calling (346-512-2260), emailing (leasing@arismarketsquare.com), or submitting a contact form. A member of our leasing team will be happy to assist you in arranging a tour. Please remember to bring a valid government-issued ID when you arrive for your scheduled visit.

All applicants are required to provide a valid government-issued ID, proof of income, an employment verification letter, and consent to a credit check as part of the application process.
A guarantor may be accepted in cases where an applicant has limited or no rental history, limited or no credit history, or does not meet the income requirements. Guarantors will not be accepted for applicants with negative rental history. If a guarantor is required, he or she must also meet all applicable rental criteria. In addition, all guarantors must have verifiable income of at least five (5) times the monthly rental rate.

Collectively, all applicants must have a combined monthly income of at least three (3) times the monthly rental rate. Applicants are required to provide proof of income as part of the application process.

For W-2 employees, applicants must provide two of the following documents: 

The three most recent consecutive pay stubs. 

The three most recent consecutive bank statements showing deposits that correspond with the pay stubs provided. 

As part of the application process, a credit report will be obtained for each applicant as a means of assessing the ability to meet future and ongoing rent payment obligations. This screening may also include a review of the applicant’s rental payment history. 

If the results of the screening are insufficient or unsatisfactory, the application may be denied or the applicant may be required to meet additional conditions prior to approval, such as providing a qualified guarantor or paying an additional deposit. 

Applicants are responsible for ensuring the accuracy of the information contained in their credit history.

Reasonable accommodations or modifications can be requested by completing the appropriate form, which will be provided at the time of the request. All requests will be reviewed for approval in accordance with applicable laws and community policies.

Pricing Details & Costs

The standard security deposit is $500 for a one-bedroom unit and $750 for a two-bedroom unit. Depending on the results of the applicant screening process, an additional security deposit may be required, ranging from half months' rent to two months’ rent.
A one-time administration fee of $250 is required for all applicants.
The property will bill the monthly utility and service charges such as water, trash collection, pest control, and a boiler fee.
Residents are responsible for setting up and maintaining their own electric service, renters' insurance, and cable or internet services.
Each unit includes one parking space. Additional vehicle parking tags are available for a fee: $100 per month for a one-bedroom unit and $50 per month for a two-bedroom unit.

Everything is accurate on the qualification acknowledgement.

Rent Due is outlined on the 1st page of the TAA lease contract and its accurate. Rent is due on the first of each month and must be received no later than the third. A late fee of 10% of the monthly rent will be applied to any balance over $100 beginning on the fourth of the month.
Renters insurance requirements are outlined during the application and leasing process.

Move-In, Lease Terms

Lease term options vary based on availability and may include 7-month or 15-month terms.

Typical move-in requirements include:

  • A valid government-issued photo ID
  • Proof of renters insurance
  • First month’s payment
  • Electric account number for utility setup
We do not offer furnished units; however, we partner with Cort Furniture, which can provide furniture for your home for a rental fee.
Subletting is not permitted. However, we do offer unit transfers within the community, subject to availability and applicable transfer policies.
Non-renewal notice periods are specified in the lease agreement and may vary in accordance with local regulations.
Aris is a non-smoking community. This policy applies to all units, amenities, and common areas.

Onsite amenities include a resort style pool, state of the art fitness center, outdoor entertainment and dining areas with BBQs, an open air terrace lounge with an outdoor fireplace, a laptop lounge and library, and a vinyl listening room.
The state of the art fitness center, laptop lounge, and library are available to residents 24 hours a day. Other amenities may have limited hours.
Certain amenity spaces may be made available for private events. Reservations, availability, and any applicable fees are coordinated and managed by the onsite management team.

Guests

For information regarding guest suite availability, reservation procedures, and nightly rates, residents can contact the leasing team directly via phone or email. Guest suites may also be conveniently reserved and rented through our Elevated Living app.
Yes, valet parking is available for guests. Each resident may have up to two guests utilize the valet service per home during the designated valet hours.

Yes, we allow up to two pets per home, with a maximum weight of 100 pounds. Certain breeds are restricted. All pet owners are required to complete a pet screening process prior to move-in.

Service animals are permitted in accordance with applicable laws and are not subject to pet fees, deposits, or breed and size restrictions.
