Earlier in September, Hines quietly unveiled its latest luxury residential development.
Aris Market Square is a 32-floor, 274-unit luxury high-rise in downtown Houston at 409 Travis St. The development’s exterior design pays homage to the old-style architecture in downtown Houston. Inside, residents will find everything from a private garden patio, to a designated dog washing room, to listening lounge with vinyl records and a restored ’50s record player. Kevin Batchelor, senior managing director at Hines, spoke of the firm’s lofty standards in developing Aris Market Square as a one-of-a-kind multifamily development for Houston’s urban core.
“Historically, apartment developers haven’t really cared about the place-making side,” Batchelor said. “It’s been about delivering units.”
Aris Market Square offers units ranging from 570-square-foot studio apartments to a three-bedroom, 2,227-square-foot penthouse suite. Rents range from $1,745 to $10,450 per month. In total, the development encompasses 327,354 square feet.
Aris Market Square opened for business in early September, Batchelor said. So far, Hines has signed 30 leases and 10 residents have moved into the building. The development company hopes to have the project mostly leased within nine to 12 months.
Greystar is managing the property on behalf of Hines. Primarily, residents of Aris Market Square are lawyers, investors or professionals within the energy industry, an Aris Market Square property manager said.
